Benderson Gets Green Light to Transform Former Sarasota County Headquarters
A prominent downtown Sarasota property is moving closer to a major transformation. The Sarasota City Commission has unanimously approved land-use and zoning changes that will allow Benderson Development to move forward with plans to redevelop the former Sarasota County Administration Center at 1660 Ringling Boulevard. The 5-0 approvals on August 17 clear an important hurdle for the redevelopment of the aging six-story office building, which Benderson plans to transform into modern Class A office space with ground-floor retail and commercial uses. The project represents more than the renovation of an outdated government building. It could help extend downtown Sarasota’s redevelopment activity farther east along Ringling Boulevard while adding new commercial space to a downtown market that has increasingly shifted toward residential development. From County Headquarters to Class A Office Space The property encompasses approximately 2.88 acres near Ringling Boulevard and Orange Avenue. Originally constructed for GTE Florida in 1973, the six-story building eventually became Sarasota County’s administrative headquarters. Benderson Development purchased the property from Sarasota County for $25 million in 2021, with the county leasing the building back while preparing its new administrative headquarters. Walmart Plans New Neighborhood Market in Lakewood Ranch as Retail Growth Continues
One of the country’s largest retailers is making another investment in one of Florida’s fastest-growing communities. Walmart is planning a new Walmart Neighborhood Market in Lakewood Ranch, adding another major national retailer to the rapidly expanding master-planned community in Manatee County. Plans filed with Manatee County call for a nearly 48,000-square-foot Neighborhood Market at 6350 Uihlein Road, near State Road 70. While considerably smaller than a traditional Walmart Supercenter, the proposed store represents another significant retail investment in Lakewood Ranch and reflects the continued population and residential growth occurring throughout eastern Manatee County. Walmart Selects Lakewood Ranch for Smaller Store Format The planned location will utilize Walmart’s Neighborhood Market concept, which places a greater emphasis on groceries and everyday necessities than a traditional Supercenter. Neighborhood Markets generally provide customers with fresh produce, grocery items, household essentials, pharmacy services and other frequently purchased products in a more compact footprint. The Lakewood Ranch store is expected to encompass approximately 48,000 square feet, according to plans filed with Manatee County. No construction start or opening date has been announced. Shake Shack Announces First Pinellas County Location in Seminole
Pinellas County’s retail and restaurant landscape is adding another nationally recognized brand, as Shake Shack plans to open its first location in the county at Seminole City Center. The popular fast-casual burger chain is expected to open at 1165 Park Boulevard in Seminole, taking over the former Pieology Pizzeria space within the 37-acre Seminole City Center development. The announcement represents another notable addition to Pinellas County’s growing restaurant sector and demonstrates the continued appeal of established suburban retail corridors to expanding national brands. First Shake Shack in Pinellas County While Shake Shack already operates several restaurants throughout the greater Tampa Bay region, the Seminole location will mark the company’s first entrance into Pinellas County. Existing Tampa Bay-area restaurants include locations at Midtown Tampa, International Plaza and Wesley Chapel. The Seminole restaurant will expand Shake Shack’s footprint west of Tampa Bay and provide the brand with a location positioned to serve customers throughout central and western Pinellas County. Port Tampa Bay Begins Work on Fourth Cruise Terminal as Tampa’s Growth Continues
Tampa Bay’s transformation into one of Florida’s leading tourism, business and development markets is continuing with another major infrastructure investment. Port Tampa Bay has officially begun site preparation for its fourth cruise terminal, marking the first new cruise terminal developed at the port in more than 25 years. The project is expected to significantly expand Tampa’s cruise capacity while creating additional economic activity throughout the Tampa Bay region. For commercial real estate owners, developers and investors, the project represents more than an expansion of the port. It is another major investment reinforcing the continued growth of Tampa’s urban core, tourism industry and broader West Central Florida economy. A Major Expansion of Tampa’s Cruise Infrastructure Initial site work is underway at the former Metroport property, historically known as the Banana Docks. More than five acres of land are being reclaimed to accommodate the future terminal. Kimmins Contracting Corporation is handling the initial site preparation, including filling the former Metroport area and relocating critical stormwater infrastructure. Orlando’s Creative Village Is Entering the Phase Where Retail Must Catch Up With Development
Two new commercial leases and approximately $100 million in active Phase II construction suggest the innovation district is beginning to function more like a neighborhood. Creative Village has already brought a university campus, corporate offices, apartments, student housing and a major public park to the western side of Downtown Orlando. Now, a pair of commercial leases at Modera Creative Village is offering another indicator of the district’s evolution. MADabolic and Image Studios have leased a combined 7,260 square feet of ground-floor space at the 292-unit Modera Creative Village apartment building. The additions bring the property’s commercial space to approximately 87% leased, according to reporting on the transactions. The leases are not enormous. Zephyrhills Wins a Four-State Manufacturing Competition as Monin Plans $111 Million Facility
A 70-acre production and distribution campus could signal that Pasco County’s long-promoted industrial strategy is beginning to deliver measurable results. For years, Zephyrhills was discussed primarily as a residential growth market on the outer edge of Tampa Bay. That description is becoming outdated. French-owned flavoring company Monin plans to purchase 70 acres in the Zephyrhills Airport Industrial Park for a new production and distribution facility serving customers across the United States. The company expects to invest more than $111 million during the project’s initial phase and hire more than 100 employees. Once fully operational, the facility is projected to support 173 ongoing jobs and generate approximately $53.9 million in annual economic output. Those figures make this more than another corporate expansion announcement. Monin evaluated 10 sites across four states before selecting Zephyrhills. Company executives identified labor availability, site readiness, long-term manufacturing potential and proximity to Monin’s existing Clearwater operation as key factors in the decision. Construction Begins on 24-Story Manor Riverwalk Tower in Downtown Tampa
TAMPA, FL — Construction is officially underway on Manor Riverwalk, a new 24-story luxury apartment tower that will serve as the first phase of a transformative riverfront district planned along the Hillsborough River in Downtown Tampa. Developed by Related Group, the project represents a major investment in Tampa’s urban core and continues the city’s momentum as one of Florida’s fastest-growing downtown markets. Located at 101 South Parker Street near the intersection of Kennedy Boulevard and the Hillsborough River, Manor Riverwalk will feature 369 rental residences, approximately 18,000 square feet of ground-floor retail space, an 805-space parking garage, and a 23,000-square-foot elevated amenity deck overlooking the waterfront. PETERSBURG, Fla. — One of downtown St. Petersburg’s largest planned residential developments has reached another key milestone as permits move forward for Echelon’s proposed twin-tower apartment project on the former UPC Insurance headquarters site. The mixed-use development, planned for approximately 3 acres at 800 2nd Avenue South, will transform a prominent downtown property into a high-density residential destination featuring two 31-story towers, hundreds of apartments, ground-floor retail space, and extensive resident amenities. The latest permit activity signals continued progress toward construction as developers work through the final stages of approvals. The project is being developed through a partnership between St. Petersburg-based Echelon and Tampa investment firm Third Lake Partners.
