Downtown Clearwater’s redevelopment continues to take shape as construction moves above ground on The Bluffs, a major mixed-use apartment project overlooking Coachman Park.

Developed by New York-based Gotham Organization, The Bluffs will rise 28 stories on the former Clearwater City Hall property at 100 and 150 S. Osceola Avenue. The project broke ground in April, and crews recently completed the first elevated concrete pour after spending approximately five months focused primarily on foundations and below-ground construction. Approximately 430 cubic yards of concrete were poured for the first elevated section, covering portions of the future lobby and main entrance. Moss, the project’s general contractor, expects the structure to begin its vertical rise later this month. (Tampa Bay Business Journal)

400 New Residences Coming to Clearwater’s Waterfront

When completed, the approximately 630,000-square-foot development is expected to include 400 luxury rental residences, more than 10,000 square feet of retail space and 440 parking spaces. Another Major Investment in Downtown Clearwater

From a commercial real estate perspective, The Bluffs represents more than a new apartment tower. Adding hundreds of residents directly adjacent to Coachman Park creates a larger built-in customer base for downtown restaurants, retailers and service businesses.

The project’s street-level retail component could also contribute to the city’s efforts to create a more active downtown environment beyond the traditional workday.

Perhaps most significant is the redevelopment of the former City Hall property itself. Converting underutilized downtown land into a high-density mixed-use project demonstrates how public property can be repositioned to introduce new residents and commercial activity into an urban core.

As construction progresses, The Bluffs will become one of the more visible pieces of Clearwater’s ongoing waterfront transformation and another example of the significant development occurring throughout Pinellas County.
