785-Acre Kinfield Development in Pasco County Moves Forward With 556 New Homes and Major Commercial Expansion

A major land transaction is bringing 556 new homes to Pasco County as the massive Kinfield mixed-use development moves forward with plans for millions of square feet of industrial, office, retail, and hospitality space.

One of Pasco County’s largest mixed-use developments is gaining momentum following the sale of 153 acres for a new residential community near Interstate 75 and State Road 52.

Houston-based real estate developer Hines, in partnership with Krusen-Douglas LLC, announced the sale of the property to Ryan Homes, a subsidiary of NVR Inc., on October 29, 2026.

The transaction represents a significant milestone for Kinfield, a 785-acre master-planned development located at the northwest corner of I-75 and SR 52, approximately 30 minutes north of Tampa.

The development is expected to introduce thousands of residential units alongside substantial commercial, industrial, office, and hospitality opportunities, further positioning the State Road 52 corridor as an emerging economic center in the Tampa Bay region.

Ryan Homes Plans 556 New Homes at Kinfield

Ryan Homes acquired approximately 153 acres within Kinfield to develop a new residential community featuring 556 single-family homes.

With the land transaction complete, site development is expected to begin immediately, with the first homes anticipated within 14 to 18 months.

That timeline places initial home deliveries between late 2027 and spring 2028.

The purchase price for the property has not been disclosed, and details regarding individual home prices, floor plans, and community amenities have not yet been released.

The residential project represents nearly all of Kinfield’s approved capacity of 600 single-family detached homes.

However, the development’s overall residential component is considerably larger, with approvals allowing an additional 1,550 multifamily and townhome units throughout the master-planned community.

Combined, Kinfield has entitlements for up to 2,150 residential units, creating the potential for a substantial new population base along the I-75 corridor.

Kinfield Includes Major Industrial, Retail, and Office Development

While the residential land sale marks an important step forward, Kinfield’s long-term vision extends well beyond housing.

The development received entitlements in 2024 for a large-scale mixed-use project designed to integrate residential neighborhoods with employment centers, commercial services, and recreational amenities.

The approved development program includes:

  • 3 million square feet of light industrial and warehouse space
  • 500,000 square feet of office space
  • 190,000 square feet of commercial and retail uses
  • 250-room hotel
  • 1,550 multifamily and townhome units
  • 600 single-family detached homes

These approvals establish Kinfield as one of the more significant mixed-use development opportunities along northern Pasco County’s Interstate 75 corridor.

The industrial component could accommodate warehouse, distribution, manufacturing, and other employment-generating businesses seeking access to the greater Tampa Bay market.

Meanwhile, the commercial portion could support restaurants, neighborhood retail, medical services, and other businesses serving both the surrounding residential population and employees working within the development.

Specific retail tenants and commercial operators have not yet been announced.

Interstate 75 and State Road 52 Continue Attracting Development

Kinfield’s location at the northwest corner of Interstate 75 and State Road 52 provides access to one of Pasco County’s important transportation corridors.

Interstate 75 connects the development to Tampa, Wesley Chapel, Brooksville, and other regional markets, while State Road 52 serves as a major east-west roadway across Pasco County.

The surrounding corridor has experienced significant development activity as residential communities, industrial facilities, and commercial projects continue expanding north of Tampa.

For industrial users, proximity to I-75 offers access to regional transportation networks and population centers throughout Central and Southwest Florida.

For retailers and restaurant operators, the combination of future residential density, employment opportunities, and regional accessibility could create attractive site-selection opportunities.

The development also includes an extension of the Orange Belt Trail, a planned regional multiuse trail intended to improve recreational connectivity throughout Pasco County.

Commercial Real Estate Opportunities Remain Available

Hines and Krusen-Douglas are continuing to market additional portions of Kinfield for development.

Available opportunities include land sales and build-to-suit projects for industrial operators, commercial developers, hospitality groups, and other businesses seeking a presence within the master-planned community.

According to the developers, discussions are underway with prospective users across several property categories.

However, no specific industrial tenants, office occupants, or hotel operators have been publicly confirmed.

Construction of the development’s primary infrastructure is also nearing substantial completion, an important milestone that could help support future commercial construction.

As infrastructure improvements advance, developers and end users may be better positioned to evaluate development opportunities within the project.

What Kinfield Means for Pasco County’s Commercial Real Estate Market

Kinfield represents another example of the continuing relationship between residential growth and commercial real estate development throughout Tampa Bay.

Large residential projects create demand for everyday services, including grocery stores, restaurants, medical offices, fitness centers, financial institutions, and neighborhood retail.

At the same time, industrial and office development can introduce employment opportunities that further strengthen demand for housing and commercial services.

With entitlements for up to 2,150 residential units and millions of square feet of nonresidential development, Kinfield has the potential to become a significant mixed-use destination along the State Road 52 corridor.

For commercial real estate investors, landowners, and developers, the project highlights the continued northward expansion of the Tampa Bay metropolitan area.

The development could also increase interest in nearby commercial land, particularly properties with strong access, visibility, utilities, and favorable zoning.

What’s Next for Kinfield?

Following the completion of the 153-acre residential land sale, attention will turn toward construction of the Ryan Homes community and the marketing of Kinfield’s remaining development opportunities.

The first residential deliveries are anticipated between late 2027 and spring 2028, while additional commercial and industrial projects will depend on future land transactions, tenant commitments, and construction schedules.

As Pasco County continues attracting residential and commercial investment, Kinfield could play an important role in shaping the future of development along Interstate 75 and State Road 52.

ExtendedReach USA will continue monitoring Kinfield’s progress, new commercial development announcements, and the expanding real estate opportunities throughout Pasco County and the greater Tampa Bay region.
