Commercial Land Investment Opportunities in Fayetteville, GA

Commercial land in Fayetteville, Georgia, offers investors and developers exposure to one of the most active areas of South Metro Atlanta. The market combines population growth, proximity to Hartsfield-Jackson Atlanta International Airport, expanding healthcare infrastructure and major employment anchors such as Trilith Studios and the U.S. Soccer Federation.

Unlike an existing commercial building, land gives an owner flexibility. Depending on zoning, utilities and access, a parcel may eventually support retail, restaurants, medical offices, professional services, hospitality, mixed-use development or other commercial uses. That flexibility makes well-positioned Fayetteville land worth evaluating for both immediate development and longer-term investment.

Population Growth Supports Commercial Demand

Fayetteville’s population was estimated at 20,465 in 2025, representing growth of approximately 8% from the city’s April 2020 population base. The city also had a median household income of $82,188, while approximately 69% of occupied housing units were owner-occupied.

For commercial property owners, population growth can create demand for everyday services. New and existing households need restaurants, grocery stores, medical providers, childcare centers, automotive services, financial institutions and neighborhood retail.

Fayetteville also functions as the county seat of Fayette County, extending its commercial reach beyond city limits. Fayette County’s population was estimated at approximately 126,284 in April 2025, providing businesses with access to a larger regional customer base.

Access to Atlanta Without Being in the Urban Core

Location is one of Fayetteville’s strongest commercial real estate advantages. The community sits south of Atlanta and within convenient reach of the region’s airport, employment centers and transportation network.

Trilith Studios describes its Fayetteville campus as approximately 20 minutes from Atlanta’s international airport. The studio property has grown to approximately 935 acres, demonstrating the scale of investment already committed to the local area.

Airport proximity can be particularly valuable for hotels, restaurants, corporate offices, medical services, production-related businesses and companies whose employees or clients travel frequently. Fayetteville gives businesses access to Metro Atlanta while providing an alternative to the congestion, pricing and density commonly associated with locations closer to downtown.

Fayette County also coordinates transportation planning with the Atlanta Regional Commission and the Georgia Department of Transportation. That regional planning structure is important because road capacity, intersection improvements and connectivity can directly influence the long-term usefulness of commercial land.

Trilith Studios Creates a Specialized Business Ecosystem

Trilith Studios has helped establish Fayetteville as a nationally recognized film and television production location. Its campus has hosted major productions and includes stages, offices, workshops, backlots and support services.

The economic influence of a production campus can extend beyond studio property. Production activity may generate demand for catering, lodging, equipment rental, construction materials, transportation, storage, professional services and entertainment-oriented businesses.

Land located near Trilith or along corridors connecting the campus to the airport and surrounding communities could therefore appeal to businesses serving studio employees, production companies, visitors and nearby residents.

U.S. Soccer Adds Another Major Demand Generator

Fayetteville’s commercial outlook was strengthened further by the May 2026 opening of the Arthur M. Blank U.S. Soccer National Training Center near Trilith. The 200-acre property currently includes 123 developed acres, 17 outdoor playing surfaces and more than 400,000 square feet of facilities. It serves as the headquarters of U.S. Soccer and the home of all 27 United States national teams.

The facility could produce opportunities for hotels, restaurants, sports medicine providers, fitness concepts, event services and youth-sports-related businesses. For landowners, a nationally significant sports destination adds another layer of potential activity that is not dependent on traditional suburban population growth alone.

Healthcare Expansion Supports Medical and Service Uses

Piedmont Fayette Hospital is another important economic anchor. The hospital has 310 beds, more than 2,300 employees, approximately 130,000 annual outpatient encounters and more than 13,000 surgeries per year. In February 2026, Piedmont broke ground on a $275 million patient-tower expansion that could eventually help the hospital support 500 acute-care beds.

Healthcare growth can support demand for medical offices, rehabilitation facilities, pharmacies, senior services, restaurants and convenience-oriented retail. Commercial land near Highway 54 and the hospital corridor may be especially relevant for users that benefit from proximity to patients, employees and medical professionals.

JP’s Final Thoughts: Land Ownership Provides Flexibility and Control

Commercial land can give an investor control over when and how a property is developed. An owner may pursue entitlements, subdivide a larger tract, develop the parcel, ground-lease it to a tenant or hold it as surrounding development increases demand.

Fayetteville also maintains an economic-development incentive process that considers factors such as capital investment, job creation, wages and community benefits. Qualifying projects may be evaluated by representatives of the city and the Fayette County Development Authority.

Land ownership is not automatically profitable. Buyers should verify zoning, permitted uses, utilities, environmental conditions, stormwater requirements, road access and development costs before purchasing. However, parcels with strong visibility, usable topography and proximity to Fayetteville’s employment anchors may offer meaningful long-term potential.

With a growing population, major institutional investment and access to Metro Atlanta, Fayetteville has become a market where strategically located commercial land deserves serious attention.
