New Sarasota VA Clinic Planned for Lakewood Ranch Boulevard With Opening Expected in 2029

The U.S. Department of Veterans Affairs is moving forward with a major outpatient medical facility in Sarasota County, bringing expanded healthcare services, new employment opportunities, and additional commercial development activity to the growing Lakewood Ranch corridor.

A major healthcare development is moving forward in Sarasota County after the U.S. Department of Veterans Affairs awarded a lease for a new outpatient clinic at 2390 Lakewood Ranch Boulevard in Sarasota, Florida.

The two-story facility will replace the existing Sarasota VA Clinic and provide expanded healthcare services for veterans throughout Sarasota, Manatee County, and the surrounding Gulf Coast region.

The development team has described the project as approximately 135,000 square feet, while the VA identifies 109,688 square feet of clinical space. The project represents a significant investment in the region’s healthcare infrastructure.

Construction is anticipated to begin in 2027, with the first patients expected in fall 2029.

New Sarasota VA Clinic Will Expand Healthcare Services

The replacement clinic will operate under the Bay Pines VA Healthcare System and offer a broader range of medical services within a single facility.

Planned services include primary care, mental health treatment, audiology, optometry, dental care, physical and occupational therapy, prosthetics, laboratory testing, pharmacy services, telehealth, and additional diagnostic care.

The expanded facility is intended to address space limitations at existing VA clinics while improving access to specialized healthcare for veterans across Southwest Florida.

According to the Department of Veterans Affairs, the new clinic is projected to serve more than 120,000 veterans annually.

The new facility will also support the VA’s Patient Aligned Care Team model, which emphasizes coordinated healthcare and collaboration between patients and their medical providers.

Cullinan Properties and Construction Managers Selected as Developers

The VA awarded the project to CMI Cullinan JV LLC, a joint venture between Cullinan Properties and Construction Managers Inc.

Under the agreement, the development partnership will design, construct, own, and lease the completed facility to the Department of Veterans Affairs.

This structure allows the federal government to occupy a purpose-built medical facility without directly owning the underlying real estate.

The development team includes several established firms:

  • Cullinan Properties: Development partner and future property owner through the joint venture.
  • Construction Managers Inc.: Development partner specializing in government healthcare facilities.
  • Leo A Daly: Architecture and design.
  • Hoar Construction: General contractor.
  • Vanasse Hangen Brustlin Inc.: Civil engineering.

Cullinan Properties has previously completed major federal healthcare projects, including the approximately 150,000-square-foot Tampa VA Mental Health Center in Temple Terrace, which opened in 2023.

The Sarasota project also represents another VA clinic assignment for Construction Managers Inc., which has extensive experience delivering healthcare facilities for federal agencies.

Construction Expected to Begin in 2027

The project entered its design phase in October 2026 following the lease award.

The development partnership anticipates beginning construction in 2027, with completion targeted for summer 2029 and patient services beginning that fall.

The VA’s latest announcement identifies late 2027 as its projected construction start, while the development team has outlined a summer 2027 target.

The project site encompasses approximately 20 acres along Lakewood Ranch Boulevard, providing room for the medical facility and associated site improvements.

The final development cost and financial terms of the lease have not been publicly disclosed.

Lakewood Ranch Boulevard Continues Attracting Commercial Development

The new clinic will be located along Lakewood Ranch Boulevard near the Fruitville Road corridor, an area experiencing continued residential and commercial development.

Its location provides access to established neighborhoods, expanding residential communities, and major transportation routes serving Sarasota and Manatee counties.

Large medical facilities can play an important role in the surrounding commercial real estate market by generating consistent employment, patient visits, and demand for nearby services.

The Sarasota VA project is expected to accommodate approximately 200 employees, according to VA planning documents.

For nearby commercial property owners and developers, this type of healthcare investment can support demand for restaurants, medical-related businesses, pharmacies, convenience retail, and other service-oriented uses.

However, no additional commercial tenants or neighboring developments have been announced as a direct result of the VA project.

What the New VA Clinic Means for Sarasota Commercial Real Estate

Healthcare facilities have become increasingly important components of commercial real estate development throughout Southwest Florida.

As Sarasota and Manatee counties continue growing, healthcare providers are expanding their physical footprints to accommodate additional patients and changing service requirements.

The new VA clinic demonstrates how government-backed healthcare projects can contribute to long-term commercial investment.

Unlike traditional speculative office developments, federally leased healthcare facilities are generally developed around an identified government occupant and a specific operational need.

The Sarasota project follows a build-to-suit model, with a private development partnership responsible for delivering a facility that meets the VA’s requirements.

For commercial real estate investors, these arrangements illustrate an alternative approach to developing and owning specialized medical properties.

The surrounding Lakewood Ranch Boulevard and Fruitville Road corridors may also benefit from increased daytime activity as the facility becomes operational.

Properties with convenient access, strong visibility, and appropriate zoning could be well positioned to accommodate future service-oriented commercial uses.

What’s Next for the Sarasota VA Clinic?

With the development partnership selected and the project entering its design phase, the next steps include finalizing plans, obtaining necessary approvals, and preparing for construction.

The replacement clinic is expected to become operational in fall 2029, consolidating and expanding healthcare services for veterans throughout the region.

The facility will replace the existing Sarasota VA Clinic, located less than 12 miles from the planned development site.

As Southwest Florida continues attracting residents and investment, projects such as the new Sarasota VA Clinic highlight the growing importance of healthcare infrastructure in supporting regional development.
