Walmart and Sam’s Club Plan First Davenport Stores as U.S. 27 Retail Corridor Surges
Davenport’s rapid transformation from a smaller Central Florida community into a major residential and commercial growth market is attracting two of the country’s largest retail concepts.
Walmart and Sam’s Club are planning their first locations within Davenport, with a nearly 198,000-square-foot Walmart Supercenter and approximately 171,000-square-foot Sam’s Club expected to open next year, according to the Tampa Bay Business Journal. (Biz Journals)
Together, the two anchors represent nearly 370,000 square feet of new retail space, adding another major development to the rapidly growing U.S. 27 corridor.
Major Retail Investment Along U.S. 27
The project is located near U.S. Highway 27 and Holly Hill Grove Road, south of Interstate 4 and near several expanding residential communities.
Plans call for Walmart and Sam’s Club to anchor a much larger commercial development that also includes fuel stations and opportunities for additional restaurants and retailers. U.S. 27 has historically served as a major north-south transportation corridor, but residential development between Davenport, Haines City and the Interstate 4 corridor is increasingly turning portions of the highway into major regional retail nodes.

The Walmart and Sam’s Club projects aren’t arriving in isolation.
Marketing materials for nearby commercial properties identify more than 17,500 residential units proposed, under construction or recently completed within six miles of the corridor. From a commercial real estate perspective, the anchor stores may only be part of the story.
Large Walmart and Sam’s Club developments can create substantial traffic and customer draw, potentially making surrounding parcels attractive to quick-service restaurants, banks, automotive users, medical concepts and service retailers.

For retailers evaluating Central Florida expansion, that combination of traffic, new housing and major national anchors can be particularly compelling.

Davenport Is Emerging as a Regional Retail Hub
Davenport’s location is another important factor.
The city sits near the intersection of the Orlando metropolitan area’s western expansion and Polk County’s eastern growth, with Interstate 4 providing access toward both Orlando and Lakeland-Tampa.
That geography has helped create a development environment where residential growth, tourism-related employment and regional transportation patterns overlap.
The arrival of two major Walmart-owned concepts reinforces Davenport’s evolution from a residential growth market into a more complete commercial destination.
It also provides another example of a pattern occurring throughout Florida: major retailers are increasingly positioning stores in rapidly growing suburban corridors before those markets are fully built out.
What the Project Signals for Polk County
For commercial real estate professionals, Walmart and Sam’s Club site selections can serve as useful indicators of where major retailers believe future consumer demand is heading.
Nearly 370,000 square feet of anchor retail is a significant commitment to the Davenport market. The surrounding restaurants, retail outparcels and additional commercial development that follow could ultimately have an even broader impact on the U.S. 27 corridor.
