Costco Plans $42 Million Development in Fast-Growing North Texas Suburb

Costco is continuing its expansion across Texas, with plans for a major new warehouse and fuel center in Wylie, Texas, a rapidly growing suburb northeast of Dallas

According to filings with the Texas Department of Licensing and Regulation, the company is planning approximately $42 million in new construction at 2002 W. Kirby Street. The project includes roughly $40 million for the Costco warehouse and another $2 million for the accompanying fuel center. Construction is currently scheduled to begin in October 2026 with completion targeted for August 2027, although those dates remain subject to change. (MySanAntonio)

Growth Driving Retail Expansion

Wylie’s growth provides a strong backdrop for Costco’s investment. The city’s population increased from approximately 43,500 residents in 2013 to more than 62,400 by 2023, representing growth of roughly 44% in just a decade. (MySanAntonio)

That expanding residential base is creating additional demand for retail, restaurants and services throughout the eastern portion of the Dallas-Fort Worth metroplex.

The proposed Costco would be the company’s first warehouse in Wylie, giving residents a significantly closer option than existing locations in Plano and Rockwall. The development is expected to include a warehouse of approximately 165,000 square feet, along with Costco’s members-only fueling operation. (Chron)

A Significant Commercial Development Site

The project is planned on approximately 25.5 acres along FM 544, where Wylie’s Planning and Zoning Commission recently recommended a zoning change to accommodate the development. Plans include the wholesale store, fuel center and Costco’s typical tire and battery services. (Wylie News)

The Wylie Economic Development Corporation has also been involved with the property, with documents identifying approximately 25.47 acres at FM 544 and South Westgate Way as part of a property purchase agreement involving Costco. (Civic IQ)

What Costco Means for Surrounding Commercial Real Estate

For commercial real estate investors and landowners, Costco’s arrival can be significant beyond the warehouse itself. Large destination retailers can generate substantial traffic and often increase interest in surrounding parcels from restaurants, automotive users, financial institutions, service retailers and other national brands seeking proximity to established traffic generators.

The Wylie project is another example of major retailers following population growth into expanding suburban markets. As residential development pushes farther into the outer portions of major metropolitan areas, retailers are increasingly positioning themselves ahead of future demand.
