Boutique Hotel Planned for Downtown Tarpon Springs Clears Key Hurdle
A long-vacant property in the heart of downtown Tarpon Springs is moving closer to redevelopment after city planners backed plans for a new boutique hotel and mixed-use project.
The Tarpon Registry is proposed for 144 E. Tarpon Avenue, where developers plan to construct a two-story, 11,731-square-foot mixed-use building featuring a 15-room boutique hotel, restaurant, retail space, event space and an open courtyard. Beacon Media
The Tarpon Springs Planning and Zoning Board unanimously recommended approval of the project’s site plan. The proposal is now scheduled to go before the City Commission on October 13, 2026 for final consideration. Beacon Media
New Hotel Could Bring More Visitors Downtown
The Tarpon Registry would place overnight accommodations directly along Tarpon Avenue, addressing a long-standing shortage of lodging within the city’s historic downtown.
Most existing hotels serving Tarpon Springs are concentrated closer to U.S. 19 rather than within walking distance of downtown businesses and attractions. City officials have viewed a downtown hotel as an opportunity to encourage visitors to stay longer and generate additional activity for surrounding restaurants, retailers and other businesses. Vacant Property Has Been Targeted for Redevelopment for Years
The 8,112-square-foot site has a history dating back more than a century.
Buildings previously occupying the property were developed in phases beginning in 1906 and once contained a warehouse store, bakery and upstairs apartments. After the remaining structure deteriorated, the city acquired the property and demolished it in 2009. TBT Beacon Media
The property was transferred to the city’s Community Redevelopment Agency in 2012 as officials searched for a redevelopment opportunity.
More than a decade later, the CRA selected Infill Studio’s boutique hotel proposal in October 2025, and the City Commission approved a development agreement that December. The city’s Heritage Preservation Board subsequently granted the project a certificate of appropriateness in July 2026. TBT Beacon Media
Designed to Fit Historic Downtown Tarpon Springs
The property sits within the city’s Downtown Character District, where planning policies encourage ground-floor commercial activity combined with uses such as lodging or residential space above.
City planning staff determined that the project complies with applicable standards governing density, building scale, height and impervious surface area. The design has also received approval from the Heritage Preservation Board. TBT Beacon Media

Small Project Could Have a Larger Downtown Impact
Although 15 hotel rooms represents a relatively small hospitality development, the project’s location could make its economic impact more significant.
Guests staying directly on Tarpon Avenue would be within walking distance of downtown restaurants, shops and entertainment, potentially creating additional spending throughout the surrounding commercial district.
The combination of hospitality, retail, dining and event space on an 8,112-square-foot infill parcel also demonstrates how smaller downtown properties can support relatively dense mixed-use development.
If the City Commission grants final approval in October, the Tarpon Registry would move another step closer to transforming a property that has remained vacant for more than 15 years into a new commercial destination in downtown Tarpon Springs. Beacon Media
