Walmart Plans New Neighborhood Market in Lakewood Ranch as Retail Growth Continues
One of the country’s largest retailers is making another investment in one of Florida’s fastest-growing communities.
Walmart is planning a new Walmart Neighborhood Market in Lakewood Ranch, adding another major national retailer to the rapidly expanding master-planned community in Manatee County.
Plans filed with Manatee County call for a nearly 48,000-square-foot Neighborhood Market at 6350 Uihlein Road, near State Road 70.
While considerably smaller than a traditional Walmart Supercenter, the proposed store represents another significant retail investment in Lakewood Ranch and reflects the continued population and residential growth occurring throughout eastern Manatee County.
Walmart Selects Lakewood Ranch for Smaller Store Format
The planned location will utilize Walmart’s Neighborhood Market concept, which places a greater emphasis on groceries and everyday necessities than a traditional Supercenter.
Neighborhood Markets generally provide customers with fresh produce, grocery items, household essentials, pharmacy services and other frequently purchased products in a more compact footprint.
The Lakewood Ranch store is expected to encompass approximately 48,000 square feet, according to plans filed with Manatee County.
No construction start or opening date has been announced.
The proposed store would be Walmart’s second Neighborhood Market planned in Manatee County within roughly a year, demonstrating the retailer’s continued investment in the rapidly growing region.
Why Lakewood Ranch?
For anyone following Florida commercial real estate, Walmart’s interest in Lakewood Ranch shouldn’t come as much of a surprise.
Lakewood Ranch has evolved from a suburban residential development into one of the country’s most successful master-planned communities.
Thousands of new homes, apartments and businesses have been developed throughout the area, creating significant demand for grocery stores, restaurants, medical facilities and neighborhood-serving retail.
The community’s continued residential expansion has increasingly pushed development eastward, opening new opportunities for commercial projects that can serve these emerging neighborhoods.
Walmart’s planned Neighborhood Market is another example of retail following rooftops.
As residential density increases, retailers gain access to a larger customer base capable of supporting additional stores.
State Road 70 Continues to Emerge as a Major Commercial Corridor
The proposed location near State Road 70 and Uihlein Road also highlights the continued evolution of SR 70 as one of eastern Manatee County’s primary commercial corridors.
State Road 70 provides a major east-west connection through Lakewood Ranch and links established communities closer to Interstate 75 with rapidly developing areas farther east.
As residential development expands along and around the corridor, commercial development is following.
Grocery stores and other necessity-based retailers are particularly important to this development cycle because they can serve as anchors for additional restaurants, service businesses and smaller retailers.
A Walmart Neighborhood Market can therefore have an impact extending beyond the store itself.
What Walmart’s Investment Says About the Market
Large national retailers use extensive site-selection processes before committing to new locations.
Population growth, household income, residential construction, traffic patterns, competition and future development pipelines can all influence where retailers choose to invest.
For commercial real estate owners and developers, Walmart’s decision to pursue another Manatee County location provides an additional signal regarding the long-term growth expected in the Lakewood Ranch area.
Retail development frequently follows residential growth, but major national retailers can also accelerate surrounding commercial development once they enter a growing corridor.
Restaurants, medical users, banks, fitness operators and service-oriented businesses often seek locations near major grocery and retail anchors because of the traffic those businesses generate.
Lakewood Ranch’s Growth Continues to Attract National Brands
The Walmart announcement is part of a much larger development story taking place throughout Lakewood Ranch.
Residential construction has created an expanding consumer base, while new commercial centers have brought additional restaurants, retailers, offices, medical providers and entertainment concepts to the community.
That combination has increasingly transformed Lakewood Ranch into a major economic center within the Sarasota-Manatee region rather than simply a residential suburb.
Its continued growth is also creating opportunities farther east of Interstate 75, where land historically located beyond the region’s primary commercial development patterns is becoming increasingly viable for retail and mixed-use development.
Retail Follows the Rooftops
The proposed Walmart Neighborhood Market provides another example of one of commercial real estate’s most fundamental development patterns: retail follows rooftops.
As thousands of new residents move into a growing area, demand increases for grocery stores, restaurants, healthcare, banking and everyday services.
Eventually, the population reaches a point where additional national retailers can justify entering the market.
Lakewood Ranch has been reaching those thresholds repeatedly.
The arrival of another Walmart concept reinforces the scale of the community’s growth and suggests retailers continue to see substantial opportunity throughout eastern Manatee County.
For commercial real estate investors, developers and landowners, the implications extend beyond one 48,000-square-foot grocery store.
Walmart’s continued investment in Manatee County is another indication that Lakewood Ranch’s residential expansion is translating into sustained demand for commercial real estate — and that the region’s next wave of retail development is increasingly moving east.
