Neal Communities Plans 825 New Homes Near Wellen Park in Sarasota County

Neal Communities is preparing to develop 825 additional homes in southern Sarasota County as the homebuilder continues expanding its residential footprint near Wellen Park and Englewood.

The new development, known as Boca Royale at Wellen Park, will encompass approximately 507 acres and represents the next phase of residential growth near the established Boca Royale Golf & Country Club community.

The announcement comes as Neal Communities celebrates the completion of its existing 1,151-home Boca Royale development, marking another milestone for one of Southwest Florida’s prominent residential builders.

New 825-Home Community Planned Near Wellen Park

The upcoming Boca Royale at Wellen Park development, previously referred to as Boca Royale East, will introduce 825 additional residences to the growing southern Sarasota County market.

The community will be developed on approximately 507 acres near the existing Boca Royale Golf & Country Club and will include its own recreational amenities.

Neal Communities anticipates adding the new residential units by the end of 2029, further expanding housing opportunities in the Englewood and Wellen Park areas.

The project will also introduce additional roadway connectivity, including an extension of Boca Royale Boulevard through the new development.

Plans call for Boca Royale Boulevard to eventually connect with Preto Boulevard, with the roadway connection anticipated in 2028 or 2029.

Boca Royale Golf & Country Club Reaches Major Milestone

The expansion follows the successful development of Boca Royale Golf & Country Club, an established residential community that Neal Communities acquired with a partner in 2012.

At the time of acquisition, the property contained approximately 286 residential lots.

Over the following decade, the developer expanded the community to 1,151 homesites, adding approximately 865 lots.

The final new home sale in the existing community is being celebrated on October 22, 2026.

In addition to residential construction, Neal Communities invested in recreational improvements, including a complete renovation of the community’s 18-hole golf course in 2024.

The golf course redesign was led by architect Gordy Lewis, with construction completed by Creekridge Construction Group.

Wellen Park and South Sarasota County Continue Expanding

The planned 825-home development reflects ongoing residential growth throughout southern Sarasota County, particularly near Wellen Park, North Port, Venice and Englewood.

Wellen Park has emerged as one of Southwest Florida’s major master-planned communities, attracting new residents, homebuilders and commercial investment.

The surrounding area continues to experience development activity involving single-family housing, multifamily communities, neighborhood retail centers and infrastructure improvements.

Boca Royale at Wellen Park will be among the first residential communities developed on land historically associated with Winchester Ranch.

However, the 507-acre development is separate from the larger Winchester Ranch acreage currently being considered for potential annexation into the City of North Port.

What This Means for Commercial Real Estate

The addition of 825 homes could create new opportunities for retail and commercial development throughout southern Sarasota County.

As residential communities expand, demand typically increases for neighborhood-serving businesses, including grocery stores, restaurants, medical offices, financial institutions and personal services.

For commercial real estate developers and investors, the continued growth near Wellen Park reinforces the importance of identifying commercial land along major transportation corridors before surrounding residential communities reach full buildout.

The planned roadway connection between Boca Royale Boulevard and Preto Boulevard could also improve connectivity between existing and future residential neighborhoods.

As new households move into the area, commercial properties with convenient access and strong visibility may become increasingly attractive to national and regional retailers.

Looking Ahead

With 825 additional homes planned through 2029, Neal Communities is positioning Boca Royale at Wellen Park as another significant residential investment in southern Sarasota County.

The expansion builds upon the company’s existing Boca Royale development while contributing to the continued growth of the greater Wellen Park and Englewood markets.

As residential construction and infrastructure improvements move forward, surrounding commercial corridors could experience additional demand for retail, restaurant and service-oriented development.
