Construction Begins on 362-Unit Apartment Community in Bradenton’s Massive SeaFlower Development

BRADENTON, FL — Construction is officially underway on a new 362-unit apartment community in southwest Bradenton, marking another major milestone for the expansive SeaFlower master-planned development in Manatee County.

The project, known as The Fields at SeaFlower, is being constructed by Bradenton-based NDC Construction and will introduce hundreds of new rental residences to one of the region’s growing residential communities.

The development will feature a mix of one-, two- and three-bedroom apartments, with pre-leasing expected to begin in summer 2027.

New Apartments to Feature Resort-Style Amenities

The Fields at SeaFlower is designed to offer residents a variety of modern amenities, including a clubhouse, fitness center, dedicated yoga room and swimming pool.

Additional features will include an outdoor kitchen, pickleball courts, dog park and designated trailer parking for jet skis. Residents will also have the option to lease individual garages.

The project brings together NDC Construction, NDC Development and NDC Asset Management, allowing the companies to coordinate construction, development and long-term property management.

NDC Asset Management will oversee operations once the apartment community is completed.

SeaFlower Master-Planned Community Will Include 4,000 Homes

The new apartment complex is part of the much larger SeaFlower master-planned community, a major mixed-use development taking shape in southwest Bradenton.

At full buildout, SeaFlower is planned to include:

  • 4,000 residential homes
  • 600 apartment units
  • 250 hotel rooms
  • 350,000 square feet of retail and office space

The development’s first phase encompasses approximately 400 acres located south of Cortez Road and west of 75th Street West.

The community will incorporate residential neighborhoods, parks, walking trails, green spaces and recreational amenities.

A major component of the project is SeaFlower Village Center, a mixed-use commercial destination planned around a Publix-anchored shopping center.

Major Residential Growth Creates Retail Opportunities

SeaFlower’s continued development represents a significant opportunity for commercial real estate investors, retailers and restaurant operators targeting western Manatee County.

With thousands of planned homes and hundreds of apartment units, the community is expected to generate additional demand for grocery stores, restaurants, medical services, fitness concepts and neighborhood-oriented retail.

The planned 350,000 square feet of commercial space will provide opportunities for businesses seeking to serve both SeaFlower residents and surrounding Bradenton neighborhoods.

The combination of residential density and commercial development could help establish SeaFlower as a major mixed-use destination in southwest Bradenton.

Southwest Bradenton Continues to Attract Development

The Fields at SeaFlower highlights the continued investment in multifamily housing across Manatee County as developers respond to long-term population growth and demand for rental communities.

Unlike developments focused exclusively on residential construction, SeaFlower’s master plan integrates housing, hospitality, retail and recreational amenities within a single community.

For commercial real estate professionals, projects of this scale are particularly significant because they create opportunities for future retail leasing, land development and service-oriented businesses.

As construction progresses, SeaFlower is positioned to become an increasingly important residential and commercial destination in the Bradenton market.

Pre-leasing for The Fields at SeaFlower is expected to begin in summer 2027. An official construction completion date has not yet been announced.
